Twin Cities Housing Market Info:

Recently released by the Saint Paul Area Association of Realtors (SPAAR), we have some great indicators of how the year is looking (through Aug).  Year to date “New Listings” are up 3.6% from the previous year and on the graph below you can see over the past several years as well.  However, Pending Sales are down 7.9% from 2013, but still up from 2012 & 2011.  Closed Sales are also down 8.4% for 2014.

The great news is the Median Sale Price still continues to improve – up to $206,000 from $191,000 just a year ago.   The average sale price is also on the rise up from $234,406 to $252,738.

Market conditions continue to improve around the Twin Cities and it seems as though we have hit a more steady market from the end of Quarter 4 in 2013 to the beginning of the 2014 Spring Market.  While inventory levels remain somewhat low, it may be an excellent time to consider a Free Home Evaluation.  If you are planning on selling still in 2014, or 2025 we want to be here to help you make the best possible decision for you and your family.
