I happened to come across and article last year released by Realtor.com titled “The Sneaky Science of Selling Your Home Revealed!” Instantly I was intrigued. The article did not disappoint (click here if you would like to read the full article). Through out the article, there are several points that tie into the psychology of selling a home. A few key points that are:
Buyers know within seconds if they want the home.
If you have ever purchased a home, you know this feeling. Your eyes light up, warm fuzzy feelings begin to happen and you instantly begin thinking about where you will put your Christmas tree. Working with buyer clients, we know this feeling often and is one of the best parts of the job finding that exact perfect home for our clients. Well it turns out, this feeling has some science behind it. According to the Psychology of House Hunting (report by BMO Financial Group) – 80% of buyers know if a home is right for them within seconds of stepping inside. What does this mean for sellers? The entry area of your home carries a lot weight and can make a huge difference in a potential buyer’s perspective.
Buyers fall hard for staged homes.
Staging works – we see it time and time again on the homes we sell. That is why we always partner with a professional stager with all of our seller clients. Staging helps buyers visualize how to most effectively use the space withing the home while also minimizing the personal characteristics of the home.
