On a cold MN Arctic day earlier this week, the temperature from Community Bank across the street in Roseville read, -10. Brrrr….I cannot remember a winter quite like this one with the sheer coldness that sweeps through your bones the moment you step outside. In most professions, a cold day outside does not have a whole lot of an effect on the work you do. In real estate, the only way someone will buy a property is they have to go out and see the property, in this case – deal with the -10 cold.
Just the day prior, our team was out photoing and measuring the property to get it ready for the market. Walking through knee deep drifts of snow to get just the right angle and shot of the home. We were optimistic with the amazing work the seller had done to get the property ready for the market – it looked fantastic. The preparation involved in selling a home is crucial. Once we had collected all of the information needed to input the listing into the MLS we headed back to the office.
The information was processed into the MLS and the best pictures were uploaded. Then we wait….Sometimes it can take days before the first showing or even weeks, but this was in minutes. Ding…Notification of the first showing was scheduled that very day 4 more showings jumped in. Motivation levels of these buyers must have been high to jump out and see this property so promptly.
The dust settled from the flurry of activity, when the offers began to pile in, one after another. With each offer, I notified the other agents involved or that had scheduled a showing of the recent activity and offers creating an auction environment. By the end of the day, we had 4 offers in hand to present. Our client was thrilled – it was so much fun being able to present the offers to her.
It seems that with the low inventory on the market, especially in the first time home buyer price ranges ($150,000-$225,000) there is a lot of competition among
