Start with tidying

The exterior of a home can become dingy or dirty over time. Take a broom to those cobwebs, sweep and scrub those sidewalks, and pressure wash those porches!

A fresh coat of paint

Even with vinyl siding or brick exteriors, there are often bits of trim that need to be maintained and painted regularly. Make sure even the small details are attended to with some fresh paint. If you’re up for the challenge, consider a new coat of paint on a worn door or railing.

Sell your home

Shiny new numbers

If your house isn’t easy for a buyer to find, it might be because your house numbers are worn, faded, or missing altogether. Replace or refinish the numbers on your home to improve visibility and add a clean, polished finish.

Add color with flowers

But rather than talk about it, we want to show you. If a picture is worth a thousand words, the ones below should tell quite a story.

First, a listing from spring of 2017

The sellers had tried unsuccessfully to sell their home previously. For that listing, their realtor used a cell phone to take a few snapshots. The listing expired with no offers. When we took this listing, we sent out our staging consultant and professional photographer. Our team made this home shine, and there were multiple offers within 3 days on the market.

Our homes have been lived in, customized to our daily needs and outfitted with our personal desires. It can be hard, then, when home sellers need to take themselves out of this environment and remove the personalities they’ve worked so hard to instill in the home.

For this reason, the Korby Home Team retains a professional stager. Every client of ours meets with our stager for a consultation, during which time she can offer feedback on the home. Everything from styling choices to minor repairs is fair game for our stager as she goes through the property with an educated and critical eye. She seeks to return the home to a more neutral property, somewhere potential buyers can see themselves living. Sometimes, this is with small tweaks like cleaning, painting, and rearranging furniture. Other times, it’s a more comprehensive approach, with the stager placing different furniture – on lease – into the home.

This process can be difficult for home sellers, for good reason. Imagine how it could feel like a slight when a consultant tells us that the color of our baby’s room needs to be changed, or that the first couch we bought as a married couple should be replaced for showings. But it’s important to bear in mind that these personal choices are just that – personal. They’re hallmarks of the past we’ve spent in our homes, and when we’re deciding to sell a property, we want other people to see their future in that same home.
