3 Steps to Make Sure You Are Ready for BUYING in the 2016 Spring Market?

Over the past few weeks we have been seeing early indicators of another amazing Spring Market.  Multiple offers are happening what seems to be almost daily, homes are selling in less than a days_5223572b0c157270680521f1 on the market or even before they hit the MLS.  Here are 3 steps to help ensure you get the home of your dreams when you see it.

  1. Make Sure You are Pre-Approved.  This is essential – no seller is going to look at an offer with someone that does not have their finances in order as they are not sure if you will actually be able to perform on the contract.  The pre-approval process will take less than an hour and in most cases can be done over the phone or online.  Make sure that you work with a pro – not a part time loan officer.  Regulations, rates and information are changing daily in the finance world and you want to work with someone who knows their stuff.
  2. Hire a Full-Time Realtor.  Homes are coming and going on and off the market so fast right now that if you are not being represented by an experienced agent, you will miss out on homes.  When we put a listing on the MLS, often times we will start seeing showing requests come in before pictures are even uploaded.  Full time experienced agents are watching the market like hawks and if they have a ready and willing buyer, they want to try to get them into the property before the rest of the public.
  3. Be Prepared to Make an Offer.  Often times making an offer can be an overwhelming thing.  Be ready – if you see the perfect home, write an offer.  Be ready to write over list price if the property warrants it.  Your agent should be in communication with the listing agent with regards to interest.  If a property is priced right and in great condition, there are other buyers out there just waiting to make their move as well.   You may have to compete to get what you want.
